Sound & Privacy
- Walls: Extend through, or stop at the bottom of the ceiling grid? (extending through stops noise)
- Walls: Are electrical outlets back-to-back or staggered? (back-to-back is a big path for sound travel)
- Walls: Do they have sound insulation in them? If yes, what type? Thermafiber or Roxul should be the answer.
- Walls: Pound on them. Hollow or muffled sound?
- Door: Pound on the door. Hollow or solid sound?
Internet
- Internet? What bandwidth (up and down) is provided? (Should be at least 600/40)
- Is there an internet wall port in my office or just WiFi? Wired (wall port) has twice the bandwidth and is much less subject to hacking. WiFi can be unstable and can be subject to lots of problems.
- If wall port, Cat 5 or Cat 6 cabling? Cat 5 allows 100 Mbps, while Cat 6 allows up to 1000 Mbps.
- Is the internet designed with HIPPA (Privacy, medical records) in mind? How is this done? May I see?
- If internet is not provided, what carriers are available and at what cost?

- Location Location Location!!! At a central location for all nearby towns? Near a major intersection?
- Client check-in kiosk which alerts me when my client arrives?
- How close is the waiting room?
- A door sign with my name on it?
- Building Vibe? Will I be surrounded by like-minded therapists and wellness professionals?
- How do I gain access at 6:00 am on a Sunday?
- Will I have my own US Post Office mailbox?
- Is your advertised rent the same for a 3-month lease vs 12-months?
- Is the owner/landlord onsite? Who do I call at 6 am on a Sunday morning if there’s a problem?
- Was parking tight when you visited? How close was your car to the building’s exterior door?
- Elevator for your clients? Restaurants nearby?
- How many conference rooms? How many free hours each month? The cost above the free hours?
- Advertised square footage: Actual or rentable? What’s the load factor? Please explain. May I measure?
Will I be signing a lease directly with the building’s actual owner?
- Yes = Great! You have a valid solid lease, even if the building owner sells the building.
- No = Oops! This means you’ll be subletting. When it’s a sublet, then your “sublet lease” is subject to the financial condition and legal problems of the party that you signed the lease with.
- Sublet leases include Humanly, Boulder Healing Hub, Regus, WeWork Google: "Regus Bankruptcy", "WeWork Losses"
Hidden Fees
- Move-in fees? Move-out fees?
- Forwarding of my mail after I move out…any fees?
- Internet “excess use” fees? Kitchen and/or coffee fees? Sign Fees? Office share fees?
